Land transfer tax depends on where you buy. Pick the jurisdiction and we use its own brackets and rebates, dated to when they took effect. Where we don’t have the rules yet, we say so instead of guessing.

How land transfer tax is calculated
Land transfer tax works like income tax brackets: each slice of the price is taxed at its own rate. In Ontario the rates run from 0.5% on the first $55,000 to 2% on the part between $400,000 and $2 million, and 2.5% above that. Buying in the City of Toronto adds a municipal land transfer tax with the same brackets up to $3 million and higher luxury rates above. Eligible first-time buyers get refunds of up to $4,000 from Ontario and up to $4,475 from Toronto.

On an $800,000 home in Toronto you pay $12,475 to Ontario and $12,475 to the City, for $24,950 in total. An eligible first-time buyer pays $16,475 after both refunds. Outside Toronto, the same home costs $12,475 in Ontario land transfer tax.
| Price | Ontario (outside Toronto) | Toronto total | Toronto, first-time buyer |
